| Choosing between Surveys & Valuations |
|
Surveys are designed to give
you the information you need tomake a formal
and sensible offer on a home. Both the Consumer
Association, who publish the Which? Magazine,
and the Council of Mortgage Lenders advise
you to arrange a survey before buying a property.
Commissioning your own survey is the best
way to avoid unpleasant and sometimes costly
surprises after moving in. |

A Valuation is an inspection
carried out on behalf of your Mortgage Lender
to determine the amount and terms of a mortgage
offer. Your Mortgage Lender will probably
ask you to pay for the Valuation and may send
you a copy of the Report.
A Valuation is not a Survey. It is a limited
inspection to identify problems that affect
the security of your Mortgage Lender's loan.
A property can have defects that are important
to a prospective buyer, but are not of concern
to the mortgage lender. Therefore they will
not appear in a Valuation report.

You should have a Survey carried
out on the property you intend to buy and
carefully consider its results before committing
yourself to a contract.
Depending on the seriousness of any defects
and the cost of any necessary repair works,
you could try to renegotiate the purchase
price or decide not to purchase the property
at all. |

An HSV
is a concise report carried
out in a standard format as designed by the
Royal Institution of Chartered Surveyors (RICS)
and is suitable for properties built within
the last 150 years or so, which are in apparently
reasonable condition and conventional in type
and construction. An HSV is not a detailed
survey of every aspect of the property.
It focuses on essentials; significant and
urgent matters. The following information
will be included:
- The general condition of the property,
and any significant defects which may
affect its value and future resale.
- Urgent and significant matters that
need assessing before Exchange of Contracts,
including recommendations for any further
specialist inspections.
- Particular points which should be
referred to the client's legal advisers
and other relevant considerations concerning,
for example, the location.
- The market value of the property.
- The recommended rebuilding cost
for insurance purposes.
The HSV is priced to mid-range; more expensive
than a Valuation but less than a Building
Survey.

A Building Survey is a comprehensive
report, suitable for all properties,
but particularly older properties, those in
an apparently poor condition, any building
constructed in an unusual way, properties
you are planning to renovate or alter, and
properties which have already had extensive
alterations. A Building Survey involves a
detailed examination and reports on all accessible
parts of a property. It can be tailor-made
to suit your individual needs and concerns.
Our Building Survey will include the following
information:
- Major and relatively minor faults.
- Results of testing walls for dampness
and evidence of damage to timbers including
woodworm and rot.
- The implications of any defects with
advice on those matters which should be
dealt with as priority.
- Recommendations for any further specialist
inspections.
- Technical information on the construction
of the property.
- The market value of the property.
